Hi!! I'm Pat Carr. I have been a realtor in the Cadiz KY real estate area for over 17 years . I have extensive knowledge about the Trigg County area; including Lake Barkley and Land Between The Lakes. In 2009 I moved my office from down town Cadiz to 368 Lakota Drive. Rural America Homes Inc. and 1-2-3 Mortgage Company share the same building, hence the name Real Estates Best Stop.
Ray Grasty,who owns Rural America Homes,Inc., builds pre-sold homes but he also keeps an inventory of homes for sale. Ray has always sold his homes himself because he didn't want to pay the 6% listing and selling fee which is customary here. One day he approached me and asked what I would charge him to just put his homes on the MLS. We talked about it for a few days and we agreed on a flat fee of $500.00. We also agreed that, in order to entice the other Realtors to show his property, he would pay a 3% seller commission. He would still be able to sell his homes without paying a sellers commission. This has been about a year ago. Since that time I have sold some of his homes collecting not only the $500.00 listing fee but also the 3% selling commission. Ray has sold some and avoided paying the selling commission.
→ Allow me to give you an example of his savings. If his sales price was $125,000.00, with the traditional marketing he would have paid 6% of the sales price or $7500.00. With our arrangement, if myself or another realtor sold this property he would pay $500.00 plus 3% selling commission, or$4,250.00. A savings of $3,250.00. If Ray sold it himself he would have paid only the $500.00 listing a savings of $7,000.00. We both felt like this was a win-win situation. Then we decided that if it worked so well for us why not offer it to everyone.
We then decide to scrap the old way of doing business and came up with a completely different business model. We know that there are a number of sellers who have neither the time or temperment to do the selling themselves so we up came up with plans for them also. There are three plans in all; one of which should fit your needs and all will save you a lot of money.
If we were going to save money for the sellers; what about the buyers? We decided to give the buyers 25% of any selling commission that we got if they would sign an exclusive buyers agreement. In the above example, If I would have sold Ray's house for $125,000.00 I would have received a sellers commission of $3,750.00. If the buyer had qualified for our rebate program, I would have written,him or her, a check for $937.50 at closing to be used in any way they saw fit. So that's why we're doing this and we look forward to saving you a lot of money.
